Buyer Expectations
What we expect from you
We look at your whole picture, not just a score — but every approved buyer brings the same six things to the table.
A 10% minimum down payment
At least 10% of the purchase price, verified and documented from your own savings, due at closing. On a $185,000 home, plan on about $18,500 plus closing costs. It's your equity in the home from day one.
Documented, stable income
W-2, 1099, or self-employed — all welcome. You'll provide recent pay stubs, bank statements, or tax returns showing you can comfortably carry the full monthly payment.
Room in your budget for the full payment
One fixed monthly payment: principal and interest on a 15-year note, plus escrowed property taxes and homeowner's insurance. Most buyers should plan for roughly $1,700–$2,200 a month.
Valid identification
A government-issued photo ID and a Social Security Number or ITIN. ITIN buyers are welcome.
You'll live in the home
We finance owner-occupants only. The home you buy is your primary residence — not an investment property or rental.
A complete, honest file
Current address, phone, employment history, and straightforward answers about any past credit events. Every application gets a case-by-case human review.

Home requirements
OKC metro area, $150K–$230K, passes inspection, meets our underwriting standards, good neighborhood and schools.
